    Maintenance issues are handled promptly with attention to detail. We see work orders as an opportunity to build rapport with tenants, increasing the likelihood of lease renewals. All maintenance tasks are completed with cost, quality, and timeliness in mind.
  • Can you manage multiple properties or locations for a single client?
    Absolutely; however, we are selective in our process. In rare cases, we may determine that we cannot provide immediate value—whether due to the size of your assets or the location making management economically unfeasible for you and your investment.
  • What is your approach to tenant screening and selection?
    We conduct thorough evaluations of potential renters before approving them for a lease. This ensures tenants are responsible, financially stable, and unlikely to cause property damage or legal issues.

  • How do you handle emergency situations at properties you manage?
    Proper documentation, proactive dialogue, and preparation are the best ways to manage emergency situations. Each property is assigned an on-call professional to handle emergencies. Unlike other property management companies, we only charge for on-call work if an actual emergency occurs.
  • Who should be included on my application?
    All residents of the apartment, including guarantors, roommates, spouses, and children.
  • How much will my first payment be?
    Rent is prorated for partial months.
  • When will I hear back from the Leasing Office about my application?
    Applications are typically processed within 24 hours of completion. However, if multiple previous addresses across different states need to be verified, the process may take longer.
  • How do I sign my lease?
    Electronic signatures can be submitted through the portal.

  • What is the renters insurance policy?
    Personal property and vehicles belonging to residents or guests are not covered under the apartment lease agreement. All residents must provide proof of insurance covering loss or damage from fire, theft, vandalism, water, criminal acts, or other causes. A minimum of $100,000 liability coverage is required, and $10,000 personal property coverage is recommended.
